Congrats on both projects! Looks like you'll be working on them for quite a while. ;-)

They deal with people like you all the time. Just make sure you have an amazing inspector if you try and continually harass one. Think about your job and how much you have to deal with really fucking annoying people. Builders are no different. Especially if they are the good ones.

Oh, take this little lesson learned, don't hire friends/family. Ends bad, especially if you are the tiniest bit picky.

Best thing to do is to live on the job site, that way you see everything put together.

My biggest thing about a dream house/garage is wiring. I will make sure I have the legal rubber stamp for that part.

nice work drew-p.. i bought a house because of a kid on the way too and i lost like $200k on it so far.. hoping the economy tanks some more and i get fucked harder in the ass.. at least you are capped out at $110k loss no matter what..

We bought 2 years ago, thought we got a decent price but the economy kept tanking, house up the block from us sold for 90k less than what we paid for ours, and their slooks much nicer than ours. original asking prices as more than ours.

Its def a buyers market if you have the cash. Prices are way down and intrest rates pushing all time lows.

Having a dog has given me a whole new loathing for carpet and what it takes to get dog fur out of it.
Carpet is nice when its new. And its a bit better when young kids are falling on it.

BUT as it gets older its nasty. I have to get it out of two more rooms, hall and stairs.

The thing with hard floors is how quick they get dusty or dirty. You look at it and think about how the carpet wouldn't look like that in a day or two then you start to think about all that shit building up on and in the carpet.
